Annandale home prices up 14 percent over this time last year

This five-bedroom house on Chanel Road in the Sleepy Hollow neighborhood in Annandale is listed at $750,000.

The average price of homes sold in Annandale (zip code 22003) in July was $469,638, a 14 percent increase over June 2012, according to data provided by Annandale realtor Vivianne Couts, of the Couts Group with Coldwell Banker.

The average price of attached units sold last month was $245,704, up nearly 20 percent, while the average price of detached units was $556,723, a 9 percent increase over July 2012.

Seventy-five units were sold last month, which is up from July 2012 when just 58 units sold. Houses are selling faster, too. The average home spent 20 days on the market last month, compared to 35 a year ago.

There’s quite a bit of diversity in 22003. The most expensive home went for $1.06 million, while the least expensive was just $130,000.

In related news, the asking price for the old Oliver farmhouse on Gallows Road has been dropped to $1.199 million from $1.249 million. The property is also being advertised as a lot where a builder could put three to four million-dollar homes.
