Annandale housing inventory way down from last year

If you think you’re seeing a
lot fewer for-sale signs in Annandale, you are correct. The inventory of homes is
way down from a year ago.
“That means it’s a
great time to sell your house,” says Vivianne Couts of Coldwell Banker.
There were just 105 active listings in Annandale zip code 22003 in
September 2012, compared to 148 in September 2011. That’s a decrease of 29
percent. The number of new listings is down over 32 percent—61 last month compared
to 90 during the same month a year ago.

Prices have risen quite a bit over the past year. The median price of a
home sold in Annandale in September 2012 was $430,000, up over 30 percent from
$330,000 in September 2011. The average price of a home sold last month was
$426,577, up nearly 20 percent from $356,374 a year ago.
Of the 47 homes sold last month, 31 were detached and 16
were attached (townhouses or condos). Houses are taking about the same time to
sell as last year—houses sold last month spent an average of 46 days on the
market last month, compared to 47 days during the same month last year.
One of the houses sold in Annandale last month was in the
$800,000 to $999,999 category, and six were in the $600,000 to $799,999
category. The rest went for less.
Just outside
Annandale, there’s a house in Lake Barcroft on the market for $4.9 million. The lakefront house (below) has six bedrooms and six and a half bathrooms.
