Thinking of buy or selling a house in Annandale? Here are 10 things you should know:

1.  464 homes have sold in Annandale (zip code 22003) so far this year. 
2.  54 homes were sold in August.
3.  The lowest sales price was $118,000.

4.  The highest sales price was $1.2 million.
5.  There are 160 homes on the market right now and 76 under contract.
6.  There is a three-month supply of inventory.
7.  The average number of days on the market is 40.
8.  The average sales price in August was $462,458, up from an average sales prices of $442,654 the same month a year ago.
9.  The lowest-priced house on the market is $149,000.
10. The highest priced home is $1.595 million.

  1. It's not really useful to lump sales of condo apartments together with SFH's when generating statistics, they should be broken out.

    1. You are correct. Sending spam email to people who contact you once is cheezy (FYI. I think that's spelled wrong). That's why I don't do it. I grow my business through referrals and personal contact.

    2. I am the first poster who wanted the statistics broken out differently. I disagree that this is a cheesy way to get new business contacts. To the contrary, I think that it is very important for a realtor to have local neighborhood knowledge, and this is one good way to demonstrate as such.

      I just think that in a mixed area like Annandale, lumping together one- and two-bedroom apartments for sale with SFH's is totally useless. They are completely separate markets that almost have nothing to do with each other. It would've been more useful to basically have two separate lists, one for apts and one for SFH's.

    1. Adam I am not sure why you think that people that have no problem with this are married to the poster.

      Since she used the name RealtorViv I am not sure she is trying to fool anyone and I would hope that anyone emailing her for information would know she is a real estate agent.

      I get unsolicited direct mailings from a real estate agent who lives and works around my neighborhood regularly and I actually find them useful and like them. If I sell I would certainly consider a person who is involved in my area over JSG (Just Some Guy/Girl).

      I find almost all, if not all, of your posts to be negative and unhelpful.

    2. I am absolutely crushed that you find most, if not all, of my posts negative and unhelpful. Though it will be difficult, somehow I will find the strength to carry on.

    3. I am sure it actually amuses you. It seems to be the point of your posts. Even though I think you are older you act like a young troll. Desperately seeking negative attention wherever you can get it because it is attention. I do applaud you for not going for your stand by "White Van" line.

      I give you an A+ for desperately seeking human contact.

    4. I'll bite and be completely honest. I originally started posting here because there seemed to be a lot of negative crap about what I still perceive to be a great place to live. I tried to jump in with stats demogs on crime, etc in an effort to help out the fragments of people that don't conflate Mason with Compton, and also for my own amusement because I enjoy a good argument. However, there are a lot of people on here (yourself included) that clearly have a complete absence of humor, and those people I take special pleasure in "trolling." I use the quote because it's not really trolling in the real definition of internet trolling. It's not because I'm desperate for human contact, but more because I really enjoy making complete morons with a tenuous grasp on reality angry. Take this thread for example. I thought it was hilarious that 12:35 blew a gasket over 8:39s benign comment. I thought it'd be funny to assert that 12:35 had to be related to Viv in order to lose it so bad, even though obviously that probably isn’t true. Sure, that assertion didn't really add anything to the thread, but neither did anyone else, and some people may get a laugh out of it because really what I said was at the expense of no one. Now that I've explained what was meant to be a little joke, hopefully you'll go take a nap.
