Annandale home prices on the rise

The average sales price for homes sold in Annandale (zip code 22003) in December 2011 was $394,325, a 14.7 increase percent from December 2010, reports real estate contributor Vivienne Couts of Coldwell Banker.
The average price of attached homes sold in December 2011 was up nearly 13 percent from a year ago, while the average price of detached homes was up nearly 12 percent.
The dollar volume of homes sold was down 11.5 percent, though, during that period. The number of homes sold was down too—44 in December 2011, compared to 57 in December 2010. Houses took longer to sell in December 2011, an average of 81 days on market, compared to 49 days in December 2010.
In December 2011, there was one house that sold in the $1 million to $2.5 million price range and one condo that sold in the $50,000 to $100,000 range. Everything else was in between.
