Expansion proposed for Cavalier Club

The Southern Management Co. is planning a major expansion of the Cavalier Club apartments in Seven Corners.
The Fairfax County Department of Planning and Development accepted a rezoning proposal for the project on March 26.
The applicant proposes to develop a new 110-foot-tall mixed-use building with approximately 250 units and 5,000 square feet of commercial space. A separate below-grade parking structure would be built next to the existing 220-unit building.
The Cavalier Club is located at 6200 Wilson Blvd., next to the Arlington County and City of Falls Church boundaries.
Southern Management proposes rezoning the 5.6-acre portion of the property within Fairfax County from the R-20 multifamily designation to PRM (planned residential mixed-use).
Another 3.4 acres of land used for surface parking is in Arlington. After the standalone parking garage is constructed, the applicant intends to pursue redevelopment of the parcel in Arlington.

The existing 12-story apartment building was constructed in 1965. The applicant proposes retaining the pool and community gardens. The tennis courts would be reconfigured. Minor changes are proposed to the existing multifamily building to allow for better site integration with the new structures.
Southern Management proposes closing the easternmost access to Wilson Boulevard and creating a new access point at McKinley Road.
On April 11, 2023, the Board of Supervisors added a proposed plan amendment to the Comprehensive Plan Amendment Work Program to allow for consideration of approximately 300 new multifamily dwelling units and 5,000 to 20,000 square feet of commercial use at the Cavalier Club.
The BoS must act on the plan amendment before it can consider the rezoning application. The Planning Commission hasn’t yet scheduled a hearing on the plan amendment.
Traffic right there is a bear already.
Locals know to use John Marshall/McKinley/Ohio to avoid Seven Corners. All the new houses across McKinley will alone make that light more of a mess. And when school buses are loading/unloading it’s already on the verge of causing gridlock back to 50 at Willston
