Hair Cuttery coming to Barcroft Plaza

Hair Cuttery is coming to the Barcroft Plaza shopping
center. The store, at 6354 Columbia Pike used to be home of Sweet Bee frozen
yogurt.

Hair Cuttery will be the third hair salon at the retail center. American Beauty at Valentino’s hair and nail salon is just a few stores
away, at 6343 Columbia Pike. Then there’s Modern Hair & Nails, at 6464-B
Lincolnia Road on the other side of Harris Teeter, which has a different owner
(Wells Fargo Bank) and is not considered part of Barcroft Plaza, which is owned
by Federal Realty Investment Trust.

Federal Realty is in negotiation with a tenant for the site
of a former Korean restaurant at the end of the center but won’t provide
details until a lease is signed. A deal for a Glory Days Grill in that spot
fell through last winter. The former site of Curves, at 6343-B, is also vacant.

    1. Federal Realty is not community minded, their pig headed neighborhood busters. Thank goodness for Harris Teeter or that shopping center would be a Federal Realty DUMP!

    2. I like the Harris Teeter, the ABC Store, the Chico's Pet Store, the Karate place, and the peruvian chicken at the other end of the shopping center. When the sweet bee and han seung oak were there, it was a more than halfway decent shopping center.

  2. Federal Realty, you are an awful company! I hope that you know that people from far and wide, from falls church to shirlington, HATE YOU. I despise that I am lining your pockets every time I shop in one of your shopping centers.

    There is a hair cutter not 2 miles away. Just what we needed!!!

    1. You are one sorry pathetic person if you feel the need to use all caps and the words "hate you" to describe your emotional reaction to a REIT.

  3. What exactly do people want Federal Realty as a landlord to do in this situation? They are a landlord, they have a vacant space. A business came along that is willing and able to pay the rent on that space to do business there.

    Do you really expect Federal to say "Sorry, no thanks, we'd rather keep losing money keeping this space empty in case something more fun than a Hair Cuttery comes along later?"

    How would keeping this space empty make them more "community minded" than signing up a willing tenant?

    1. The opposing viewpoint would probably say something like "but they had a willing tenant in Glory Days, but Federal Realty is evil and wouldn't lower their rent to make an exception for an establishment that would make the shopping center more well rounded." The argument here is that Federal should take it on the chin and make a bad business decision in the interests of improving a community.

    2. They charge aspirational, unrealistic, non-market rate rents that only far and few between can afford, and do not care if their storefronts sit vacant. They'd rather have 3 aspirational rent payers than 6 market rate ones.

      There is no reason that a deal with Glory Days should not have been able to be worked out. They are a chain restaurant that has leases in a variety of shopping centers that seem to be fine with them as a tenant.

      What if I bought 10 houses in a neighborhood, and 7 sat dilapidated and empty, and the other three, I charged 3x the market rate, and the only people affording the houses were illegal boarders who slept 20 to a house, and did not take care of the property. That is what I see federal realty as being. An unscrupulous landlord. There have been complaints about them far and wide.

      There IS a cost of blight and vacancy, whether our resident defenders of everything want to admit it or not.

    3. I have spoken to some of the renters over time and they say that Federal Realty is horrible. The roof will leak and they will tell the renters it cost to much to fix it. The renters feel stuck because if they move they will have to pay for a new build out. Federal Realty is not just be unscrupulous to the public but their renters. With two people already having hair cutting salons they are putting more of the same type of business in. They are taking business away from their renters already. That is disgusting. They should be ashamed of themselves but I know they could care less.

      If Federal Realty is as bad as you claim than nobody should be renting from them, but I see that Barcroft Paint, Subway, and the ABC stores, have been doing business in Barcroft Plaza for many years.

      Your complaints sound likes sour grapes coming from someone who is a failure in business.

      Why don't you share with us who you think is a terrific landlord in comparison to Federal Realty???

      If you can't you should be "ashamed" of yourself but I know you could care less.

      And by the way, how exactly has Federal Realty been "unscrupulous to the public"???

      I have no personal knowledge/opinion about the company, but your question strikes me as a waste of words. (Have you read all the posts here?) If anyone wants to set up a business in that area, their choices are fairly limited. Duh.

      The other businesses you cite as having done well there can give credit for at least part of their success to the fact that they're well-established and successful businesses that may have more power with the realty company–as in "if you lose our business, your future success will depend on those other stores alone".

      Your cry of "sour grapes," your apparent disdain for small business owners, all your virtual air quotes, and excessive use of question marks suggest to me that you're somehow personally offended by the criticism of the realty company. Why are you so seemingly incredulous? Hmm?

    6. FYI, 6:37 PM: the correct wording for that phrase is "could NOT care less."

      While I'm on the subject, I want to say that I'm getting tired of people everywhere using the word "than" when they mean "then" (or vice-versa), "should of" when "should've" is a contraction for "should HAVE," mixing up their possessive pronouns, and so on.

      Everyone makes mistakes now and then, and some people who have perfectly good points to express aren't yet familiar with the English language, but too many people who expect to be taken seriously apparently don't care how foolish they sound when their posts are filled with verbal weeds like those.

    7. I worked for a business that rented space from CBRE. CBRE was fantastic during the build out, and their facilities staff were top notch.

  6. Better yet, does anyone remember when Hair Cuttery WAS there – many years ago? Only it was on the side to the right of Harris Teeter. Federal Realty might be benefitting from the vacancies, which may explain why the remain. In trying to help a restaurant owner talk to them about the vacancies, I got no response and neither did the restaurant owner – no call backs whatsoever. Did not seem like they were interested in leasing to anyone then and the strip was over 1/2 empty.

  7. It's possible that Federal Realty had to give up much of the shopping center's leasing potential in order to land Harris Teeter. In other words, your prized Harris Teeter restricts the landlord from leasing to businesses that could impact their sales. This is common practice in retail real estate unfortunately. It is likely that Federal Realty had to get permission from HT to approve Glory Days and HT denied them. So, take your aggression out on Harris Teeter and their obnoxious bird deterrent system while you're at it.
