Lincolnia planning study under way

Fairfax County is launching a study to determine if portions
of the Lincolnia Planning District should be redesignated from “suburban
neighborhood” to “community business center.”
The public is invited to a community meeting on the study March
2, 7:30 p.m., at Holmes Middle School

The Board of Supervisors adopted a Comprehensive Plan amendment for Lincolnia in 2012, which calls for several follow-up issues to be
determined, including whether the area’s zoning should be changed to allow for denser
commercial development.

The Lincolnia Planning District comprises 2,100 acres. It is
bordered by Lincolnia Road, Old Columbia Pike, Little River Turnpike, Indian
Run, Interstate 395, the Norfolk Southern Railroad right-of-way, and the City
of Alexandria.  
The planning staff expects to publish a report later this
month outlining the existing conditions in the area, including demographics,
land uses, transportation, transit, housing, environmental conditions, heritage
resources, public facilities, and recreational facilities.

  1. They need a more fleshed out solution to the traffic and pedestrian problems at 236/395/Beauregard. That intersection is a nightmare jumble of cars, buses, and wayward pedestrians. The plan briefly touches on it, but there's nothing too descriptive.
