Mason Land Use Committee delays vote on Peace Lane infill proposal
The proposal for infill development at 3236 Peace Valley Lane in the Ravenwood Park neighborhood, originally scheduled for discussion at tonight’s Mason District Land Use Committee, has been delayed until the committee’s next meeting, Jan. 24.
Residents of Ravenwood Park and other nearby communities requested that the issue be postponed because the Fairfax County Department of Planning and Zoning’s recommendations on the appropriate density for that property has not yet been posted online or otherwise made available allowing affected residents enough time to review them.
The Ravenwood Park Citizens Association, the Lafayette Park Condominium Association, and representatives from Vinewood Townhouses and the Church of Christ urged the Land Use Committee to maintain R-3 zoning for the property, which would allow three single-family houses. The developer has proposed having it rezoned to R-8, which would allow eight houses to be squeezed into the 1.89 acre-property, and walling off the new homes from the surrounding houses. An 1890s-era farmhouse on the site was torn down about a year ago.
County planners have been studying transportation, access, storm water, and other issues since the property was discussed at a meeting of the Land Use Committee last April. Representatives of the affected communities have meet with county planners twice since then to urge them to reject higher density development, which they believe would be inappropriate and destructive to the established neighborhoods.
