New townhouses in Seven Corners selling quickly

The new townhouse community under construction on the site of a former medical building at 6060 Arlington Boulevard in Seven Corners is selling quickly, says Andrew Wilan, “new home counselor” at Beazer Homes.

The 37-unit development, called Boulevard 6060, is between Target, the Federal Hill townhouses, and the Arlington County border. The project was approved by the Board of Supervisors in 2017. During community meetings on the project, the biggest concerns raised by nearby residents were about traffic, access, and stormwater runoff.

There are two home styles. The base price for both models is $699,990, and both have three to five bedrooms and two and a-half to four and a-half bathrooms.

The Crestwood has a two-car garage at the rear and is 1,931 to 2,257 square feet. The Brookland has a two-car garage in front, a small backyard, and is 2,307 to 2,717 square feet. Both models can have an optional fourth floor loft and terrace.

Interest in the townhomes is “mind-blowing,” Wilan says. Thirteen homes sold in December as soon as the development went on the market. The first five homes will be completed and ready for occupancy in March. The next phase will be ready in late spring. All homes are expected to be completed by October.

The model home won’t open until March, but Wilan thinks the development could sell out before then.

He credits the strong sales to several factors: There aren’t many new homes in that area; it’s a good location for people commuting to D.C. or Tysons; interest rates are low; real estate is appreciating in the area; Amazon is a positive influence on real estate; and the “pricing is turning out to be a good value.”

Boulevard 6060 offers something unique inside the beltway, he says, where most homes for sale are either condos or $1 million-plus teardowns, Wilan says, adding that many people inquiring about the community are renters looking to become homeowners.

Beazer will develop a lantern-lit walkway through the center of the community and a play area that takes advantage of the hilly location, with a slide and rock-climbing area build into the hillside.
