Annandale apartment complex gets a makeover

Fairmont Gardens, the apartment complex on Wadsworth Court in Annandale, is getting a makeover.

The work is being carried out by the Donaldson Group, which took over management of Fairmont Gardens this spring.

The brick buildings are being encased in siding, and window shutters are being added. The lower level has already been painted a cream color, and a new tot lot has been installed near the swimming pool.

Security cameras have been put up at the entrance on Little
River Turnpike and by the dumpsters.

After that, the interior staircases and laundry rooms will be renovated, says Eva Garcia, leasing consultant with Donaldson. Future plans might include upgraded heating and cooling systems and appliances.

A 5 percent rent increase took effect earlier this fall. That caused some tenants to leave, Garcia says, but most long-term residents remained, and the development has a 96 percent occupancy rate.

The rent for a non-renovated 750-square-foot one-bedroom apartment is $1,287. After renovation, rent will increase to $1,665.

A 1,100-square-foot three-bedroom apartment currently rents for $1,892 and will be $1,994 after renovation.

Rent includes electricity, gas, and water. Tenants pay for trash collection and rental insurance. The security deposit for new tenants is $350. The fee for pets is $350 per pet plus $40 a month.

Fairmont Gardens before Donaldson took over management and started upgrading the buildings.

Among new policies, tenants are allowed one parking space per apartment; before, it was two. Only commercial vehicles are given assigned spaces.

Donaldson also imposed limits on the number of tenants per apartment. A one-bedroom apartment is restricted to two adults. Four adults can live in a two-bedroom apartment, and an apartment with three bedrooms or two bedrooms
plus a den can have six adults. There is no limit on the number of children.

  1. $1,600+ to live in a one-bedroom in Fairmont Gardens? Oh my gosh. That is absurd. This had better be a really, really nice renovation. That is quite a jump from paying $1,287, which seems far more reasonable.

    1. It's reasonable if you split the cost. A one bedroom there has mom+dad+child (usually illegal aliens) in one bedroom, and in the other bedroom are two (unrelated to each other) illegal aliens renting crash beds. Trust me, I've been in that complex and those buildings a lot in the last 3 years.

      30 years ago it was lower middle class. In recent times, it's a dangerous and ugly ghetto.

      The huge garbage piles, dead mattresses and appliances, and rats and everything make up a literal perpetual dump next to the buildings at the end of the complex.

      I've used the word "illegal alien" and said unkind truths here, so I assume it will be censored. She will view it as "hate speech" rather than simple facts.

  2. Kudos to editor for sticking with 'Annandale News / Your Views' mantra here. There is a similar situation at Talltree South, sadly, though not as severe perhaps.
