Annandale home prices in January way up from a year ago

The average price of homes sold in Annandale (zip code 22003) in January 2014 was 37.5 percent higher than January 2013, according to data from Real Estate Business Intelligence provided by Annandale realtor Vivianne Couts, of the Couts Group with Coldwell Banker.

In January 2014, the average price of a home sold in Annandale was $448,732, compared to $326,465 in January 2013.

The total dollar volume of homes sold last month was up a whopping 79.7 percent from the year before: $15.26 million last month, compared to $8.49 million for the same month in 2013.

The number of units sold was up 30.8 percent. Thirty-four units were sold last month (23 of them detached and 11 attached). In January 2013, more attached units were sold (16) than attached (10). Homes are selling faster this year—units spent an average of 43 days on the market in January 2014, compared to 49 days in January 2013.

One house sold last month in the $1 million to $2.5 million range. Six sold in the $600,000 to $800,000 range.
