Annandale home prices rising

According to Coldwell Banker realtor Vivianne Couts, the average price of a home sold in Annandale (zip code 22003) was $467,777 in November 2010, compared to $379,420 in November 2009, a 23.3 percent increase.

The median price of homes sold in Annandale is up 9.6 percent—$370,000 last month, versus $337,500 in November 2009. The average seller has been able to sell a home for 97.4 percent of the list price, an improvement over the same month last year when the average sale price was 95.7 percent of the list price.

Fewer homes sold last month, compared to a year ago, however. The total number of units sold has declined 35.4 percent, from 48 in November 2009 to 31 in November 2010. As a result, the total dollar volume of homes sold is down 20.38 percent. Homes are also taking longer to sell—46 days on average for homes sold last month, compared to 37 days in November 2009.
