Annandale property available for lease

Thauma, the Korean fashion boutique at 7224 Columbia Pike in Annandale, closed at the end of October, and the property is available for lease.

Thauma owner Yoon Lee is focusing on her small shop, K Fashion, at the food court inside the K Market grocery store on John Marr Drive.

According to realtor Michael Wu, Lee determined the building on Columbia Pike was too big, so she decided not to renew the lease when it expired.

The 3,433-square-foot building, including an addition facing Maple Street, is available for $32.50 per square foot. That’s way below market rate for that area, which is about $50 to $60 per square foot, Wu says.

“The property owner wants to bring in a community-oriented business that can survive for the next five to 10 years,” he says.

The building has four entrances, so it can be subdivided into three separate units. “We’re happy to lease out the entire building to a single tenant or split it up,” Wu says.

The property is zoned C-8, which means it could house a carryout eatery on the ground floor, while the upper level could be occupied by a salon, yoga studio, law or accountant office, or similar use by-right.

There aren’t enough parking spaces for a dining-in restaurant, so that use would require the Board of Supervisors to approve a zoning special exception.

Wu says he’s gotten several calls since the sign advertising the property went up last week.

The building housed the Annandale Florist shop from 1955 to 2012. The Princessland spa for girls briefly occupied the property in 2017. Thauma opened in 2019.
