Annandale real estate market strong in July

The dollar volume of homes sold in Annandale (zip code 22003) was up nearly 21 percent in July 2012 compared to the same month a year ago.

More units sold in July 2012 (58)  than in July 2011 (45), while houses have been selling faster. Last month, houses were on the market for 34 days on average, compared to 39 days in July 2011.

The average price of homes sold is down 6.15 percent, however, which seems to reflect the fact that no upper-end home were sold last month. The average sales price was $410,352 in July 2012 and $437,253 in 2011.  The median price of homes sold last month, $437,750, was down just 0.4 percent

There were 107 active listings last month, down about 29 percent from a year ago. The number of new listings, 66, is down about 15 percent.

Among the houses sold in July 2012, there was a detached house in the $200,000 to $299,999 range and nine detached homes with four or more bedrooms in the $600,000 to $799,999 category. The rest were in the middle.
