“Sales prices for single-family homes dropped dramatically in February because of a few outliers, but the median sold prices actually increased,” reports Vivianne Couts, of Coldwell Banker.
The average price of a home sold in Annandale (zip code 22003) in February 2012 was $315,049. That’s a 9.3 percent drop from the average sold price of $347,357 in February 2011. The median price of homes sold rose 7.9 percent, from $305,950 to $330,000 during that period.
Forty-four units sold last month, compared to 42 in February 2011. Houses are selling faster: The average days on market was 52 in February 2012 and 63 in February 2011.
The number of attached units is down 12.5 percent while the number of detached units is up 27.8 percent from a year ago.
