Community meetings scheduled on redevelopment proposals

Fairfax County has scheduled a series of community meetings during the coming weeks on the development proposals submitted for inclusion in the Comprehensive Plan.
The 2025 nomination period for the county’s Site-Specific Plan Amendment Process (SSPA) has closed. Fifty-three nominations were received. The Board of Supervisors accepted 43 to continue to the screening phase.
The Comprehensive Plan is the guiding document for land use and development decisions in Fairfax County and sets forth a vision for the future.
Following the community meetings, the Planning Commission will hold workshops on the nominations in May and June. The Board of Supervisors will then determine which proposed projects should be added to the county’s work program as plan amendments.
Three virtual community meetings will held on the 11 plan amendments proposed for Mason District.
The first meeting, on Zoom, is scheduled for 7 p.m. on April 9 to elicit feedback on the following four proposals in Mason District. Access the meeting here.
- A clustered townhouse development on a 3.5-acre parcel at 6326 Edsall Road next to Bren Mar Park is proposed for a plan amendment. It would have up to 12 units per acre.
- Another proposal calls for converting an office building at 5300 Shawnee Road in Lincolnia to multifamily housing with 50 units at a density of 16-20 dwellings per acre.
- The development of a Sheetz gas station and convenience store is proposed for 5505 and 5515 Cherokee Avenue in Lincolnia.
- An electric vehicle sales, rental, and service facility with new vehicle storage is proposed for the site of two office buildings at 6800 and 6850 Versar Center in Springfield close to I-395.

A virtual meeting on April 10 will consider these nominations for Comprehensive Plan amendments:
- Additional development is proposed for the site of the 310-unit Jefferson apartments at 6166 Leesburg Pike in Seven Corners. The property owner would add 101 residential units either as (1) 26 single-family attached dwellings and 75 triplex units or (2) 82 stacked townhouse units.
- The Sears building at 6211 Leesburg Pike would be replaced with a combination of multifamily housing and townhomes. Density would be increased to 1.75 FAR (floor area ratio), allowing 1.75 square feet of floor space per 1 square foot of land.
- Additional residential and/or independent living with up to 20 stories is proposed for the Food Star site at 5521 Leesburg Pike in Bailey’s Crossroads. An already-approved Comprehensive Plan amendment allows 1,390 units in buildings up to 14 stories.

The third virtual community meeting for Mason District is scheduled for April 21, at 7 p.m., to consider these plan nominations:
- A property at 7616 Little River Turnpike in Annandale would be redeveloped with a seven-story residential building and two three-story commercial buildings. One of the existing high rise office buildings on the site would be converted to residential, and the other would remain an office building.
- A 225,000-square-foot, five-story building with 186 multifamily units and 16,700 square feet of commercial and retail use is proposed for 6675 Little River Turnpike in Annandale.
- An affordable housing project with 131 units is proposed for the Strawbridge Square Apartments at 6100 Lincoln Avenue in Lincolnia. The existing 128 multifamily units would remain.
- A 665-unit multifamily development with up 20,000 square feet of retail, and either a hotel or senior housing is proposed for the site of a shopping center at 6261 Little River Turnpike in Lincolnia.
