Daycare center proposed for Little River Turnpike

This house, now vacant, is expected to host a daycare center.

A husband-and-wife team – Maria Soto and Eric Suarez – are planning to open a daycare center in a vacant single-family house at the intersection of Little River Turnpike and Cherokee Avenue in Lincolnia.

The proposed Kingdom of Children Bilingual Preschool would have up to 40 children ages 18 months to 5 years old.

The parking lot will be reconfigured to improve circulation. Dropoff and pickup times will be staggered. No big changes are planned for the interior of the house.

The house, at 6481 Little River Turnpike, was built in 1948. There is a play structure in the backyard.

In 1999, Fairfax County approved a special permit to allow a daycare center in that location. It closed in 2020. That permit expired and cannot be transferred to another applicant.

As a result, Soto and Suarez had to apply for a zoning special exception. The Fairfax County Planning Commission has scheduled a public hearing on their application on April 19.

  1. They need to fence the yard. Little children have a way of escaping even when you think you’re watching them closely.

  2. What would happen if Fairfax actually followed its own zoning codes? Would there be trashed out neighborhoods and crummy looking businesses like this one? Hard to believe this was once a vibrant, residential area, safe and affordable for families. Folding to developers and stupid business ideas was the start.

    1. Crummy? Just looks like a typical mid-century modern house from about 1955 with typical extensions; totally in character for that area and in fine shape. In what way is it crummy or unsuitable for a daycare?

    2. Some people here need to take a ride to a really rough neighborhood so you can thank you’re lucky stars to be in Annandale.

  3. Not for nothin’ that’s the best possible photo of the home’s current condition. Let’s take a look at the entire block in the next 10 years. It will be trashed out – basically that area near Lincolnia was targeted by Ffx county as the new “density” zone…which translates into concentrations of wanna be slumlords and ugly low budget strip mall development. Concentrations of poverty just suck for everyone involved. Voucher like programs work, affordable loan programs work. Destroying the residential character of a community does not. Rezoning single family homes for commercial or multi-family is just another step in the slow decline toward trashed out, crime zones. Same pattern occurs in old suburbs over and over.
