Stanley Martin Cos., the developer of the Ambrose Hills townhouse development on Columbia Pike and Powell Lane, is requesting a rezoning to build five more homes on a small parcel it acquired a couple of years ago, long after the rest of the property was rezoned.
The owner of that property, which is about a third of an acre along Powell Street, didn’t want to sell it earlier. A single-family house on that spot has been demolished.
With the five additional houses, Ambrose Hills would have a total of 85 houses, reports a representative of Stanley Martin. So far, 34 homes have been sold and 24 are occupied.
The houses are priced at $649,990 to $694,950. We toured the model home when it opened two years ago.

And traffic and congestion is already bad – a few more won't matter.

A bike lane is 3 to 5 feet wide, standard general travel lanes are 10 to 12 feet wide, so no one every converts a general travel lane into a bike lane. Sometimes a parking lane is converted into a pair of bike lanes, sometimes general travel lanes are narrowed to calm traffic, and the resulting space is used to create a bike lane. Sometimes there are 4 to 3 lane road diets to calm traffic, and the space is used to create pairs of bike lanes. And yes, such projects are often supported both by neighbors looking to slow traffic and by people who walk and bike. Not sure where that is proposed for Columbia Pike though, so not clear how it is relevant to this.
Anon 9:22 It was a sarcastic comment on how much SLOWER the trip down the Pike will be.
Obviously traffic "calming" won't be needed in bumper to bumper traffic.
I believe there is consideration of widening Columbia Pike into 6 lanes in the area of Moncure headed toward Rt. 7.
Anon 8:06pm, and then back to 4 lanes at the Arlington border where all their "revitalized" housing high-rises are built to the curb.
Oh dear, Arlington is not widening the Pike into a highway, or holding back on development to make it easier for Mason District commuters. So sad.

I take Colombia Pike everyday, and that light at the dam is NOT as bad as I thought it would be.
