Former Steinhorst building available for lease

The brick building in the center of Annandale that housed Steinhorst Plumbing for decades is available for rent, as of May 19.

After Steinhorst closed over a year ago, another plumbing company, Truealty, took over the space briefly.

The 3,998-square-foot building at 7225 Little River Turnpike can be leased for $29 per square foot plus operating expenses, says realtor Brian O’Hear of Verity Commercial.

If the first and second floors are leased separately, the first floor is $33 and the second floor is $26 per square foot. There are two separate entrances.

The first floor, which formerly served as Steinhorst’s showroom, has a storage area and loading dock in back. There’s a full kitchen and office space upstairs. It was built in 1950.

According to O’Hear, the building would be good for an insurance company, healthcare office, or similar use. It wouldn’t work for a restaurant because there’s not enough parking, and the kitchen is not suitable for commercial uses.

On the plus side, he said, there’s “great frontage,” meaning there’s plenty of traffic on Little River Turnpike and the signs on the building have already been approved by Fairfax County.

  1. I hope any future tenant will remove that previously-approved scrolling digital sign. It looks awful–not what I would call "great frontage" at all.

  2. Too bad the building isn't suitable for a restaurant. That area really needs a hot pot or Korea bbq restaurant.
