Home prices in Annandale up 5.5 percent from a year ago

The dollar value of real estate sold in Annandale (zip code 22003) in February 2011 is up 5.5 percent over February 2010, reports Vivianne Couts of Coldwell Banker.

The average price of a home sold in February 2011 was $347,357, compared to $314,404 in February 2010, a 10.5 percent increase. A total of 42 units were sold in February 2011, including 18 single-family, detached houses. In 2010, 44 homes were sold, 20 of them single-family.

The average sold price of a detached home in Februray 2011 was $543,444, a gain of 23 percent over February 2010, while the average price of an attached home was $200,292, a decline of 3.9 percent. Two houses sold for more than $1 million in February 2011.

Residential real estate is taking longer to sell than a year ago. The average unit was on the market 63 days in February 2011, compared to 47 days in February 2010. There were 94 active listings and 51 new listings on the market in February 2011 in Annandale, compared to 51 active and 62 new listings for same month last year.
