Leasing underway at Alta Nova apartments
Construction of the Alta Nova apartments in Bailey’s Crossroads is nearly complete, and the first two tenants moved in on Jan. 6, says Moustafa Khan, community manager with Greystar, the company managing the building.
Alta Nova, at 5851 Columbia Pike, has 361 apartments. Thirty-five have been leased, Khan says. The project also includes three townhomes and an outdoor seating area open to the public on Moncure Avenue. The townhomes are expected to be completed in March.
The five-story apartment building has five studio apartments, 54 junior one-bedroom, 189 regular one-bedroom, 100 two-bedroom, and 16 three-bedroom units. Larger units have two bathrooms.
Rents range from $1,800 to $4,100 a month, depending on the size, layout, floor, and view. That may change when the building is fully completed in March, Khan says. Rents are higher for apartments on upper floor and those with courtyard views.
The rent add-on for pets is $50 a month per pet. There’s also a $500 one-time fee for the first pet and $250 for the second pet.
The first floor has a lounge with co-working spaces and a conference room; a fitness center and yoga room a 24-hour package room with refrigerators for food deliveries; and a pet spa with washing stations and a pet treat vending machine.
There’s a swimming pool, grilling stations, and phone charging stations in the courtyard.
The building has EV charging stations in the garage and a separate indoor parking area for emergency vehicles.
Apartments have washers and dryers, quartz countertops, keyless entry, walk-in closets, and balconies.
The developer, Wood Partners, has committed to providing 43 workforce dwelling units. Some would be affordable to households at 70 percent of the area median income, others would target people at 100 percent of AMI, and some would be at 120 percent of AMI. Fairfax County is still finalizing the details for those units, Khan said.
Wood Partners also added new sidewalks and benches on Columbia Pike and Moncure Avenue.
Fairfax County is seeking a developer to build a 160-unit affordable housing building on Columbia Pike next to Alta Nova.
