Major upgrade planned for Tysons mall

The owner of the Tysons Corner Center is planning a major investment in the DMV’s biggest mall, the Washington Business Journal reports.
The Macerich Co. is planning a “strategic redevelopment” to turn the mall’s west end – from Bloomingdale’s to Macy’s – into “a vibrant and walkable retail, dining, and entertainment district.”
According to an investor presentation released last week, the company is investing $100 million to enhance the shopping center, which it calls a “retail powerhouse” with “strong sales and growing foot traffic.”
“Tysons Corner Center has attracted $66 million in retailer investments for store upgrades and first-of-its-kind concepts, including a first-in-the-world Apple store design,” Macerich states, and the company is adding $45 million in enhancements.
An image shared by Macerich indicates the two-story American Girl store will be replaced by one or more restaurants.
Another recent WBJ article says two fashion retailers at the mall – Zara and Uniqlo – will be expanded. Zara will double in size.
Future tenants include Altar’d State (women’s clothing), Chip City Cookies, Clay Bowl (restaurant), Kizik (slip-on shoes), Level99 (social gaming playground), and Maggiano’s Little Italy (restaurant). The renovated Barnes & Noble bookstore is having a grand opening on June 18.
Planning is well underway for a 91,000-square-foot, two-story freestanding retail building on the edge of the mall at the Fashion Boulevard entrance off Leesburg Pike.
