One vape shop closed but another is opening
Annandale has lost one vape shop but is getting another. Tobacco Luxe, at 7109 Columbia Pike, closed at the end of December.
Meanwhile, a Tobacco Hut is coming to 7221 Little River Turnpike. That building has been vacant for years since a title lender moved out.
Tobacco Luxe opened two years ago. The previous tenant was Loan Max.
According to Chris Lee, the son of landlord Charles Lee, “business wasn’t good for them so they closed. Like any other business, sometimes it just doesn’t work out.”
He’s getting calls almost every day from prospective tenants but says it’s too early to say whether any of them will pan out. The site is zoned C-6, so it could accommodate a restaurant or other store. There are 23 parking spaces.

There seem to be so many smoke/vape shops it’s hard to believe they can all stay in business. I’m astonished at the number of people who still smoke, vape, or use these places as dispensaries if that’s what’s going on. I’m not crazy about them but better than a vacant eyesore I guess. Too bad the space can’t be used as a mini park instead.
They were trying to corner the market, but then Youngkin got elected and made access to drugs harder, not easier. At least that was the intel from the owner of one of these shops in Annandale. If you like vape shops, vote Youngkin out.
Youngkin is term-limited so he won’t be on the ballot next time, at least not for governor.

For any prospective business owners, I think a healthy fast-casual would do well, like a Mezeh or Maizal! It would have no competition.

I would love it if the former site of Tobacco Lux on Columbia Pike would do a little landscaping (at least near the road). It is a tacky looking site as it is just tarred-over land and has been for years. No one has ever needed 23 parking spaces there.
I think we can do better than vape shops in Fairfax County. I guess the county is looking for more tax income and don’t care about the health of the population in the county. Healthwise, there are no positives for having smoke and vape shops.
