Tenants sought for Annandale building

After lying dormant for years, the Hana Plaza building, at 7409 Little River Turnpike in Annandale, is now available for leasing.
The building has been totally redone, and interior renovations are expected to be completed in October or November, says Diane Lee of Mega Realty & Investment.
The 25,300-square-foot building has four spaces on the ground floor. Each one is about 3,000 square feet and has its own exterior door.
The second floor, accessible by a wide staircase and an elevator, has seven units and a large atrium.

Lee has spoken with several potential tenants, including a couple of restaurants, a café and bakery, a karaoke place, and an indoor golf-simulator experience. No one has signed a lease yet.
Units on the first floor are available for $45 per square foot; second-floor units are $40 per square foot.
The leasing announcement posted by Mega Realty touts the building’s maximum visibility on busy Little River Turnpike, a versatile layout that can accommodate a variety of businesses, an updated exterior, energy-efficient systems, and convenient parking.

KU Partnership purchased the building more than 10 years ago, but had problems with a contractor, along with issues involving county procedures and regulations, Lee said. It took a long time to find another contractor.
Meanwhile, the VCA animal hospital next door was demolished to provide room for more parking. The owner has also purchased a single-family house close by at 7400 Markham Street that could be developed as a small office building or used for additional parking.
