Seven Corners office building sold

A small, long-vacant office building at 6320 Castle Place in Seven Corners has been sold for $2.7 million, reports Pauline Thompson, president of Tysons Realty Inc.

Thompson represented both the buyer and the seller in a confidential off-market sale.

Fairfax County tax records list the buyer as Sleepy Castle LLC. The seller, Chalins Restaurants, purchased the property in 2012 for $1.6 million. At the time, the buyer intended to open a Chinese restaurant in the building but that never happened. The assessed value of the property (land and building) is $1.297 million.

The building had previously housed MVI Post, a family-owned post-production media company that filed for bankruptcy in 2009.

The property is zoned C-8, which means it could be used for a broad range of retail and office uses. The site has limited parking.

Castle Place is on the path of the first phase of the future Seven Corners Ring Road. The Ring Road is a long-term project to alleviate congestion at the intersection of Arlington Boulevard, Wilson Boulevard, and Leesburg Pike. Construction isn’t expected to be completed until 2045.
