New details emerge on West End project

New details emerged on the huge West End mixed-use redevelopment at the former Landmark Mall site in Alexandria.

At a recent meeting of the Eisenhower West Landmark Van Dorn Implementation Advisory Group, a representative of the developer, Foulger-Pratt, revealed the names of some of the projects within the site: the Brightly, the Aspect, and Thrive.  

Inova Health System is working separately on a hospital/medical office complex on the section of the site closest to Interstate 395. Inova will provide updates at a virtual community meeting on Oct. 17.

The Foulger-Pratt section of the site is broken down into blocks, as outlined on the map above.

Blocks E and G – Aspect: 400,000 square feet of residential uses and 70,000 square feet of retail. Block E2 will have 146 units and Block G will have 244 units. Block E1 would be a medical office building.

Block Eye – The Brightly: 390 residential units (400,000 square feet) and 100,000 square feet of in-line and big-box retail plus an additional 50,000 square feet of below-grade retail.

Block K – Thrive: 377 rental residential units (360,000 square feet) and 30,000 square feet of retail. A regional transit hub is planned between Blocks K and L

Those blocks are farthest along. The Alexandria Planning Commission and City Council is expected to hold public hearings on Blocks E/G, Eye, and K in December.

Thrive will have apartments and retail.

Preliminary plans call for apartments on Block D, a hotel and condo on Block H, affordable housing and a fire station on Block J, housing for seniors on Block L1, and townhomes and two-over-two condos on Blocks L2 and M.

Vertical construction of the first phase would start in January 2024. Infrastructure at the site is scheduled to be completed in the third quarter of 2025. The buildings are expected to be completed in the fourth quarter of 2025.

  1. And not one projection on the number of vehicles expected to use the existing entrances last I read the overpass would be torn down and replaced with what? Here again the developers should be approached and asked to build a eastern Taj Mahal government center. Across 236 the Big Lots and three other businesses are being torn down for a massive town house development. Any input from VDOT ?

  2. The County is already short of cops. What are the projections for the need for new cops , EMTS, and fire department? You all have been voting for all these feel good bond issues which give FFC tons of funny money to play with. Cut off the head and the body will die

    1. Vincent, we are short on cops, but long on goodwill. I say don’t cut off the head, twist the braids, my man. Twist the braids.
      Bringing in thousands of additional rental units will further diversify our community — and make us Stronger Together.

  3. Looks as if the housing considered affordable will be in short supply. One earlier post mentioned the shortage of police in the county. Affordable housing for that salary range is disappearing. No surprise that there is a shortage of police, EMTs, firefighters and not even to mention teachers. They can find no place to live.

    1. The shortage of police has very little to nothing to do with housing prices.

      In this reimagined era, we really only need EMTs. I’ll take my chances with a fire, I can protect myself, and I don’t want your public school teachers going near my kid.

  4. It looks like a lot of things/people jammed into the space with very little green space, parking, etc. I wonder the impact it will have on the roads that are already jammed. Duke street would be a parking lot and there is no way to expand.

    I would assume that they would add multiple entrances so now you are adding three more lights to a road that already has quite a few.

  5. Just to clarify, this is in the City of Alexandria (as is Big Lots development) which has its own authority on land use as an independent city. Their City Council approved this project NOT the Fairfax County Board of Supervisors.

    I think Annandale Today is posting because of its proximity to Mason District just like City of Falls Church posts that may be of interest to readers.
