Self-storage facility proposed for Edsall Road

The Fairfax County Planning Commission, at its July 19,
meeting endorsed a rezoning application to permit a “mini-warehousing
establishment” to be constructed in an industrial area in Mason District.
Arcland Propery Co. has proposed a 138,000-square foot self-service storage
facility on a 2.3-acre property at 5415, 5411, and 5407 Industrial Drive
near the Edsall Road exit on Interstate 1-395. The property is currently
occupied by a towing service and a truck and tractor rental, repair, and sales
business.  

Arcland has requested approval to rezone the property from
R-2 to I-6 and to increase the FAR (floor area ratio, a measure of density) from
0.5 to 1.0.

The new building would have approximately 1,150 climate-control
storage units – ranging from five by five feet to 10 by 30 feet – accessible via
an internal entry. The proposal calls for two entrances from Industrial Drive. The
facility would be open 8 a.m.-8 p.m. daily and would have 24-hour security
monitoring.
There will be a hearing on this project on July 25 before
the Board of Supervisors.
Also at the July 19 Planning Commission, the commissioners
approved, without discussion, a conceptual development plan for the Columbia Crossroads project in Bailey’s Crossroads.

That proposal calls for an apartment building on Columbia
Pike at Moncure Avenue. Several existing buildings on Columbia Pike would be
demolished, with that land used for open space and seasonal activities until redevelopment
can start. The Board of Supervisors will have a hearing on that application on
July 25.
