Three spaces in a Bailey’s Crossroads shopping center available for lease

Big changes are coming to the small retail shopping strip on Glen Forest Drive in Bailey’s Crossroads.
Three units are available for lease: the vacant spaces formerly held by the Mum Aroi Thai restaurant and the Thai Value Food Market and the office currently occupied by State Farm Insurance agent David Seidel.
Mum Aroi opened in 2023 in the former Rabieng space.
“We’ve gotten a lot of interest. We’re motivated to get a deal done and find good, strong tenants suitable for the neighborhood,” said Carter Smith with Woodmont Properties.

The Mum Aroi space includes restaurant equipment. Smith said he’s received interest from potential tenants interested in opening sushi, Middle Eastern, and Mediterranean restaurants and a hookah lounge.
That space is available for $55 a square foot, or $11,500 a month, which includes insurance, taxes, and common area maintenance.
The former Thai market is going for $50 a square foot, including operating expenses. A potential tenant is interested in opening a “bin store” in that space that would resell items returned to Amazon, Walmart, and other major retailers.
Woodmont Properties has received a letter of intent for the State Farm office from a vape store. According to Smith, State Farm wants to cancel its lease early.
Two existing tenants will remain in that section of the Glen Forest Shopping Center on the east side of Glen Forest Drive: Aphrodite Greek Imports and Popeye’s.
